Do You Need Regular Maintenance for Your Tile Roof?
Feb 05, 2014Last week I talked about our Preferred Client Maintenance Program. With this program, we inspect and clean your roof twice a year. This week, I want to talk more about what kind of maintenance a tile roof in particular requires.
As you may already know by reading about tile roofs on our website, tile can withstand the elements considerably well. However, this doesn’t mean that they don’t need regular maintenance.
What maintenance does a tile roof need?
Inspections
First, a general inspection twice per year is important to solve problems before they get severe. In our Miami climate, weathering and decay can happen under and around the tiles, so we make sure to look for that. We also check for broken or cracked tiles that need to be repaired or replaced.
After the principal inspection, we decide how to proceed.
Cleaning
If regular cleaning isn’t performed on your tile roof, you could be facing some serious issues. Moss and other debris can build up under the tiles, which can block the flow of water after precipitation.
If water can’t drain, it will run horizontally along the roof and potentially leak. Because the water moves around when this happens, it is hard to locate the leak which makes it harder to repair. Roof valleys are particularly susceptible to this problem.
Regular cleaning will help to avoid this problem. We will pressure wash your tile roof to remove all debris.
Repointing
We may discover during the inspection that the tiles need repointing. Pointing is the waterproofing mortar that holds the tiles in place. If it starts to show signs of weathering and deterioration. It is important to keep it maintained because if it is damaged, you are more likely to experience water damage.
Why hire a professional roofer?
You can find a lot of sites that will tell you, in detail, how to maintain your tile roof on your own instead of contracting a professional roofer. Here are a few reasons why it’s actually a bad idea to attempt DIY roof maintenance.
Danger
Walking on a roof is very different from walking on the ground, and on top of that, it’s at a height. If you don’t have experience in this area, it is much more likely that you will misstep or lose your balance. The last thing you want is an emergency room visit all because you wanted to fix your roof on your own.
Damage
Tiles are fragile, especially along the edges. If you walk on them, it is highly likely that you will damage them. We know how to handle this problem because we have a lot of experience in walking on tile roofs.
Experience
We have years of experience repairing roofs. While there is something to be said for learning how to do things on your own, this is a job best left to the professionals.
A lot of time, energy, and money can be wasted by attempting to do this on your own by potentially purchasing the wrong equipment or causing further damage.
